Farrell <br />Grant Photo Products Inc. <br /> <br />200.00 <br />125.00 <br />150.00 <br /> 50.CO; <br /> <br />rentals are pre-paid in the amount set opposite their respective <br />names. <br /> <br />The Vendee hereby agrees to purchase and pay for said above de- <br />scribed premises the sum of' one hundred fifty five thousand <br />dollars, upon delivery to Vendee of an official deed of the City <br />of Cleveland and a title guaranty in the amount of the purchase <br />price, both of which instruments show that the conveyance is <br />being made subject only to taxes for the year 1958 and there- <br />after, zoning ordinances, restrictions of record and easements, <br />if any. <br /> <br />That rentals for the portion of such real estate occupied by <br />said tenants, and taxes, shall be pro-rated as of the date of <br />delivering the said official deed to Vendee; all assessments <br />shall be paid by Vendor; it is specifically understood, however, <br />that in view of the fact that the Vendor has been notified to <br />replace the public sidewalk abounding the above described <br />property, that if in fact such sidewalk is installed by the <br />Vendor, or by the City of Lakewood at the cost of the Vendor, <br />that the Vendee shall pay the cost of such sidewalk in addition <br />to the said purchase price. <br /> <br />Vendor shall pay the cost of title examination and title guar- <br />anty; one-half the escrow fee, if any. <br /> <br />The Vendee shall be charged one-half the escrow fee, if any. <br /> <br />Within thirty days after delivery of said deed and the payment <br />of the purchase price, Vendor shall pay to the City of Lakewood <br />the sum due it under pro-ration of taxes and rentals; tax valu- <br />ation for purpose of pro-ration shall be determined by the Mayor <br />and the Cleveland Transit System. <br /> <br /> <br />
