e) Required yards - the required yards shall be the <br />horizontal distance between parallel walls of a <br />building or between a wall and a lot line. <br /> <br />2. Sz~edule of Yard Requirements - The yards between a <br />building and a side lot line and the yards between <br />buildings on the same lot across an open yard or court <br />shall be not less than set forth in the following <br />schedule: <br /> <br />MINIM~UM WIDTH OF Y~RDS - <br /> <br />CLASS lb D!STRICT~ <br /> <br />Between a main wall facing <br />another main wall if ove~r- <br />lap is less than 50 feet. <br /> <br />Between a main wall facing <br />a secondary wall if overlap <br />is less than 50 feet. <br /> <br />Between a secondary wall fac- <br />lng another secondary wall, <br />or between corners of the <br />buildings in other secondary <br />to secondary wall relation- <br />ships, if the overlap is <br />less th~n 50 feet. <br /> <br />35 feet plus 0.5 times <br />height of highest build- <br />ingo <br /> <br />30 feet plus 0.4 times <br />height of highest build- <br />lng. <br /> <br />12 feet plus 0.4 times <br />height of highest <br />~ilding, or 12 feet <br />Plus 0.3 times height <br />if opposing walls are <br />blank surfaces. <br /> <br />For buildings over 10 stories in height, the minimum <br />width of yards shall be modified as follows: each re- <br />quired dimension set forth in the above schedule shall <br />be increased at least 5 feet for each story that the <br />building exceeds l0 stories° <br /> <br />If parallel walls, or walls obliquely aligned within 45 <br />degrees of parallel, overlap more than 50 feet, the <br />minimum distances set forth in the above schedule shall <br />be increased not less than O.15 times the number of feet <br />the walls overlap more than 50 feet. If walls are ob- <br />liquely.aligned, the required distance shall be measured <br />perpendmcularly from one of the walls to a point half <br />way between the ends of the other walls in no case, <br />however, shall the near end of the other wall be closer <br />than l0 feet less than the required distance. <br /> The minimum width of a yard between any wall and a side <br /> lot line shall be not less than one-half of the width <br /> of yard required between that wall and an identical wall <br /> parallel to and fully overlapping it. If the overlap <br /> exceeds 50 feet, the minimum distance shall be increased <br /> no less than 0.07 times the number of feet of overlap <br /> more than 50 feet. If the wall is aligned obliquely.to <br /> the property line and within 45 degrees parallel to mt, <br /> the required distance Shall be measured perpendicularly <br /> from the property line to a.point half way between the <br /> ends of the building wall~ mn no case, however, shall the <br /> near end come closer to the lot line than 8 feet. <br /> 3. Use and Design of Yard? - The required yards, as set <br /> forth in the above subsectmon, shall be fully developed <br /> with lawns or other landscape planting except where <br /> used for pedestrian walks, terraces, recreational areas, <br /> parking areas or driveways. Such accessory uses and <br /> buildings shall be located not less than the minimum <br /> distances set forth in the following schedule: <br /> <br /> <br />
