-2- <br /> <br />"Situated in the City of Lakewood, County of <br />Cuyahoga, State of Ohio and being part of Original <br />Rockport Township Section NOo 22, and further <br />described as follows: <br /> <br />Beginning in the Westerly line of the Belle Avenue <br />Allotment as recorded in Volume 41, Page 23 of <br />Cuyahoga County Map Records at the Northwesterly <br />corner of Sublot NOo 5 of said Allotment so recorded° <br /> <br />Thence from said place of beginning Westerly <br />on a continuation of the Northerly line of <br />said Sublot No. 5 a distance of 16.5 feet° <br /> <br />Thence North along a line 16.5 feet Westerly <br />and parallel to the Westerly line of said <br />Belle Avenue Allotment about 53 feet to a <br />Southwesterly corner of said Sublot No. 1 in <br />said Allotment so recorded. <br /> <br />Thence Easterly on a Southerly line of said <br />Sublot No° 1, 16.5 feet. <br /> <br />Thence South along the Westerly line of said <br />Sublot No. 1, 53.08 feet to the place of beginning." <br /> <br />together with all buildings and appurtenances thereo~. <br /> <br />The VENDEE agrees to pay for said property the sum of <br />Two Thousand Five Hundred and Twenty-Five Dollars ($2,525.00) <br />payable as follows: <br /> <br />The VENDOR acknowledges receipt of a certified check in the <br />sum of Three Hundred Dollars ($300.00) deposited by VENDEE <br />with its proposal to purchase, which sum shall he applied to <br />the purchase price. The balance of the purchase price shall <br />be deposited by the VENDEE with the escrow agent, on or <br />before June 15, 1966. <br /> <br />The VENDOR agrees to convey said premises to the VENDEE, or <br />his nominee, by good and sufficient warranty deed warranting <br />the same free and clear from all encumbrances whatsoever <br />except zoning ordinances, conditions and restrictions of <br />record, easements and reservations, if any, and except taxes <br />and assessments not yet payable, which taxes and assessments <br />the VENDEE will assume and agree to pay. <br /> <br />The VENDOR agrees to furnish a guarantee of title procured <br />from a responsible title company guaranteeing in the ~uount <br />of the purchase price, that the record title is such as <br />warranted in said deed. <br /> <br />The VENDOR agrees to deliver possession of said premises to <br />the VENDEE at the time of transfer of title. <br /> <br />The deed, funds and all other documents necessary to <br /> <br /> <br />
