That the title to said property shall <br /> be subject to the approval of the Director of Law; that taxes, <br />assessments and rental income shall be prorated as of the date <br />of the filing of the Deed for record; that the Director of <br />Finance be and he is hereby authorized to pay the amount set <br />forth in Section 1 hereof from the Parking Meter Fund upon <br />delivery by the Grantors of a good and sufficient Warranty Deed <br />to the City of Lakewood, together with Guaranty of Title dis- <br />closing the said real estate to be free and clear of all <br />encumbrances, excepting taxes and assessments not yet due and <br />payable, zoning ordinances and restrictions of record, if any; <br />and that the Director of Finance be and he is hereby authorized <br />to pay the costs incidental to the completion of the purchase of <br />said real estatev including the cost of filing the Deed for <br />record and one-half of the escrow agent's fee from said fund° <br /> <br /> Section 3.
