No dwelling or other structure ~hall bo erected within <br />30 foot of a side or rear boundary line of the parcel. <br /> <br />No dwelling or other structure shall be erected within <br />20 feet of another dwelling or structure. <br /> <br />The building line for that portion of the development <br />which fronts on a public street shall be not less than <br />50 feet. <br /> <br />A private drive in lieu of a public street shall be <br />permitted provided: <br /> <br />(a) That 15,000 square feet of land area is provided <br /> for each dwelling in the development, subject also <br /> to the restrictions contained in Section 1112.02 (2). <br /> <br />(b) That the drive shall terminate in a court or circle <br /> having a minimum width or diameter of 80 feet. <br /> <br />(c) That such drive be constructed in accordance with <br /> specifications prescribed and approved by the City <br /> Engineer. <br /> <br />(d) That such drive be completed prior to the first <br /> occupancy of any home in the development. <br /> <br /> (e) The property owners association for and in behalf <br /> of its members shall waive liability and hold the <br /> City of Lakewood harmless for any damage to the <br /> private drive which may at any future time be <br /> caused by City vehicles or other equipment using <br /> said drive to provide municipal services at the <br /> request of the property owners or their association. <br /> <br /> 9. The Construction of all the dwellings in the development <br /> shall be perfgrmed pursuant to one building permit to <br /> ensure completion of all the dwellings within a reason- <br /> able period of time. <br /> <br /> To secure these ends, no'building permit'shall be issued until <br /> the Planning Commission shall have approved the plot plan for <br /> the proposed development. Such plan shall include the loca- <br /> tion and size of the dwellings and their relationship to other <br /> (]wellings or structures on adjoining lots. The plan shall <br /> also show points of access from adjoining streets and pro- <br /> visions for off-street parking as well as landscape treatment <br /> .indicating the type, size and location of trees, shrubs and <br /> other landscaping. In making its determination, the Planning <br /> Commission shall require conformance to the provisions of this <br /> ordinance and in addition thereto may prescribe such other <br /> o~conditions and safeguards as it deems necessary, desirable or <br /> appropriate for the development of the district for residential <br /> purposes and to protect the residential character of the neigh- <br /> borhood. <br /> <br /> Section 2. That this ordinance shall take effect and be <br />in force i_..~ediately upon its adoption and?approval ~by, the, Mayor. <br />Adopted. <br /> <br />-- C[er~ <br /> <br /> <br />
