Premises. Lessor does hereby let and lease unto Lessee the <br />premises. (hereinafter referred to as the "Premises") described as <br />follows: <br /> <br />Situated in the City of Lakewood, County Of Cuyahoga, State of <br />Ohio, being part of original Rockport Township, Section No. 22, <br />and further described as follows: <br /> <br />Beginning at the north easterly corner of'property deeded <br />to the Warren-St. Charles Company by deed dated Maria 20,1959, <br />and recorded in Volume 9484, Page 296, of Cuyahoga County Deed <br />Records, which point is in the westerly line of St. Charles <br />Avenue distant 5.89© 15.50" West 25 feet from a point in the <br />center line thereof, which is distant North 0o 28' 43" West <br />along said center line 349.18 feet from a monument marking a <br />point of curve which is about 265 feet northerly from the <br />center line of Franklin Avenue~ <br /> <br />Thence, from said place of beginning South 89° 15' 50" <br />West along the northerly line of land so deeded to Warren- <br />St. Charles Company 149.80 feet; <br /> <br /> Thence, North 3° 07' 50" East, 220.95 feet.to the southerly <br /> line of land deeded to the Cleveland Land and Securities <br /> Company on August 31, 1954 and recorded in Volume 8088, Page <br /> 156 of the Cuyahoga County Deed Records; <br /> <br /> Thence, North 89° 15' 50" East along said southerly line <br /> 135.82 feet to the westerly line of St. Charles Avenue; <br /> <br /> Thence, South 0° 28' 43" East along the said westerly line <br /> of St. Charles Avenu~ 220.42 feet to the place of beginning. <br /> <br />Lessor hereby agrees to remove from the Premises, prior to the <br />date of commencement of this Lease hereinafter provided for, all <br />parking meters owned by Lessor and presently installed on said <br />Premises. <br /> <br />2. Use. Lessee shall use the Premises for. the parking of motor <br />vehi.cles and for no other purpose, except that the Lessee shall <br />have the right to construct building improvements over the <br />premises and also the right to make such improvements thereto as <br />may be necessary or incidental to parking purposes so long as the <br />sane shall not reduce below fifty-.five (55) parking spaces the <br />area available for such pa~ing. <br /> <br /> <br />
