I1TOENTURE OF LEASE THIS INDENTURE OF LEASE, made and entered into at Lakewood, Ohio, this /~r~ day of //~/~4/~ , 1973 by and between the CITY OF LAKEWOOD, whose mailing address is 12650 Detroit Avenue, Lakewood, Ohio, hereinafter called "Lessor", and MARWOOD, INC., an Ohio corporation, whose mailing address is 14700 Detroit Avenue, Lakewood, Ohio 44107, hereinafter called "Lessee"; W I T N E S S E T H: 1. Premises. Lessor does hereby let and lease unto Lessee the premises ' (hereinafter referred to as the "Premises") described as follows: Situated in the City of Lakewood, County of Cuyahoga, State of Ohio, being part of original Rockport Township, Section No. 22, and further , described as follows: , Beginning at the north easterly corner of property deeded to the Warren-St. Charles Company by deed dated March 20, 1959, and recorded in Volume 9484, Page 296, of Cuyahoga County Deed Records, which point , is in the westerly line of St. Charles Avenue distant 5.89° 15.50" West 25 feet from a point in the center line thereof, which is distant North O° said center line 349.18 feet from a monument marking 25' 43" West along a point of curve which is about 265 feet northerly from the center line of Franklin Avenue; Thence, from said place of beginning South 89° 15' 50" West along the northerly line of land so deeded to Warren-St. Charles Company 149.80 feet; Thence, North 3° 07' 50" East, 220.95 feet to the southerly line of land deeded to the Cleveland Land and Securities Company on August 31, 1954 and recorded in Volume 8088, Page 156 of the Cuyahoga County Deed Records; Thence, North 89° 15' 50" East along said southerly line 135.82 feet to the westerly line of St. Charles Avenue; Thence, South 0° 28' 43" East along the said westerly line of St. Charles Avenue 220.42 feet to the place of beginning. 2. Use. Lessee shall use the Premises for the parking of motor vehicles and for 'no other purpose except that the Lessee shall have the right to make such improvements to the building on said premises as may be necessary or incidental to parking purposes so long as the same shall not reduce below fifty-five (55) parking spaces the area available for such parking. 3. Term. To have and to hold unto Lessee for a term of fifty (50) years commencing on the first day of March, 1973 and ending on the 28th day of February, 2023, upon the covenants and agreements herein set forth. 4. Rent. Lessee hereby covenants and agrees to pay to Lessor, without demand, at Lessors office at 12650 Detroit Avenue, Lakewood, Ohio or at such other place as Lessor may from time to time hereafter designate, as rent for the premises during the continuance of this lease in accordance with the I~ following schedule:
