POSSESSION. Buyer shall have exclusive possession of the Premises <br />commencing on the date of filing this contract for recording and continuing <br />thereafter so long as Buyer is not in default under this contract. <br /> <br /> IMPROVEMENTS AND ALTERATIONS TO BE MADE BY SELLER. In order to as- <br />sist the Buyer in putting the Premises into usable condition as rapidly as <br />reasonably possible, the Seller agrees, at its own expense, to make the fol- <br />lowing alterations and improvements in said Premises within sixty (60) days <br />after the date of this instrument as set forth in Exhibit "B" attached <br />hereto and made a part hereof as if fully rewritten herein. <br /> <br /> Prior to and during the making of such alterations and improvements <br />the Buyer and Seller shall consult with each other for the purpose of <br />evolving plans and specifications which will be econimical and at the same <br />time designed to result in the most practical, usable and esthetically <br />pleasing results that can reasonably be obtained. The parties may agree to <br />subsequent alterations or improvements from time to time. <br /> <br /> The cost of any such improvements and alterations shall be added <br />to the unpaid balance of the Purchase Price, shall bear interest as above pro- <br />vided with respect to the unpaid principal balance, and shall be paid to the <br />Seller with the final payment of principal and interest as above provided. <br /> <br /> REAL ESTATE TAXES AND ASSESSMENTS. Taxes and assessments on said <br />Premises shall be prorated between the parties hereto as of the date of <br />filing this contract for recording. Buyer shall pay all such taxes and <br />assessments for all periods subsequent to said proration date. <br /> <br /> UTILITIES. Buyer shall pay all charges incurred for all utility <br /> services used or consumed at the Premises from and after the date possession <br /> is given to Buyer. <br /> <br /> INSURANCE. Seller shall obtain and maintain in full force and ef- <br /> fect at all times during the continuance of this contract: <br /> <br /> (a) Comprehensive liability insurance for bodily injury. <br /> or death to any person or persons, and property <br /> damage insurance in combined single limits of <br /> $500,000. <br /> <br />-2- <br /> <br /> <br />
