to and fro, at all hours. Said easement shall be appurtenant to the dominant <br />parcel above described, shall run with the same and shall be in perpetuity <br />without limit in time. <br /> <br /> It is contemplated that the greater proportion of trucks, machinery <br />and heavy equipment which ~ill pass over said driveway easement will belong <br />to and be for the benefit fo the Seller, and the Seller therefore covenants <br />and agrees at its own expense, to pave said driveway with substantial and ade- <br />quate foundation and smooth surface and to maintain said driveway in good us- <br />able condition. <br /> <br /> ,":!either the Seller nor the Buyer nor anyone claiming under them or. <br />either of them, shall obstruct any portion of said driveway easement in any <br />manner or use the same for the parking or storage of vehicles or materials or <br />otherwise, or in any manner-prevent the free and unobstructed use thereof by <br />all parties entitled to use the same. <br /> <br /> All of the provisions above set forth pertaining to said driveway <br />eas.ement shall be carried into the deed conveying the Premises above described <br />from the Seller to the ~)uyer. <br /> <br /> In addition thereto, Buyer agrees to furnish 15 daylight parking <br /> spaces for use by Seller's employees between the hours of 6 a.m. to 6 p.m. on <br /> Buyers property and Seller agrees to allow Buyer's employees and patrons to <br /> park on Seller's property immediately behind main drill hall. <br /> <br /> BUYER'S RIGHT OF FIRST REFUSAL. If ,at any time in the future, the <br />Seller desires to sell or otherwise dispose of the parcel of real estate <br />which is designated and described as the dominant parcel in the reservation <br />of easement hereinabove set forth, the Buyer shall be notified in writing by <br />the Seller of such desire to dispose of said dominant parcel, and the Buyer <br />thereupon, for a period of ninety (90) days shall have the right and option <br />to purchase said dominant parcel for a price which is the lesser of the <br />following two amounts: <br /> <br />-8- <br /> <br /> <br />
