2. Purchaser agrees to pay to Seller for said interest <br />the above described premises the sum of ~ ~ <br /> <br /> 7. The parties agree that Premier Title Agency, Inc., <br />1495 Warren Road, Lakewood, Ohio shall secure a split real estate <br />tax bill for subject property, and real estate taxes for the <br />premises being conveyed herein shall be prorated as of the date <br />said warranty deed is filed for record using the last available <br />tax rate and valuation for computing the tax prorations. <br /> <br /> Premier <br /> <br /> 441~7, <br />of this <br /> <br />Title Agency, Inc., 1495 Warren Road, Lakewood, Ohio' <br />within thirty (3~) days next following the date <br />agreement. <br /> <br />which has been determined as just compensation and the fair <br />market value of said property, which Sum shall be deposited in <br />escrow as hereinafter set forth. <br /> <br /> 3. Said premises shall be conveyed to Purchaser by <br />good and sufficient warranty deed conveying said premises free <br />and clear of all liens and encumbrances whatsoever, except taxes <br />and assessments not yet due and payable, zoning ordinances and <br />restrictions of record, if any. <br /> <br /> 4. Seller shall furnish to Purchaser a title guarantee <br />issued by Premier Title Agency, Inc., in its usual and customary <br /> <br />form in the amount of the purchase price guaranteeing to the <br />Purchaser that at the time of filing said deed for record, the <br />fee simple title to said premises is good of record, free and <br />clear of all liens and encumbrances whatsoever, except as <br /> <br />hereinabove set forth in Paragraph No. 3 hereof. <br /> <br /> 5. All costs incurred incidental to the completion of <br />the within purchase including title transfer costs, the escrow <br />fee, title guarantee and other closing costs shall be the <br />responsibility of and charged to the Purchaser. <br /> <br /> 6. The parties agree that all funds, documents and <br />other papers necessary to complete this transaction in accordance <br />with the terms hereof shall be deposited in escrow with <br /> <br /> <br />
