2. Purchaser agrees to pay to Seller for said interest <br />the above described premises the sum of ~ ~ <br /> <br /> 7. Seller shall furnish to Purchaser a title guarantee <br />issued by Premier Title Agency, Inc., in its usual and customary <br /> <br />form in the amount of the purchase price guaranteeing to the <br />Purchaser that at the time of filing said deed for record, the <br />fee simple title to said premises is good of record, free and <br />clear of all liens and encumbrances whatsoever, except as <br /> <br />hereinabove set forth in Paragraph No. 3 hereof. <br /> <br /> 5. All costs incurred incidental to the completion of <br />the within purchase including title transfer costs, the escrow <br />fee, title guarantee and other closing costs shall be the <br />responsibility of and charged to the Purchaser. <br /> <br /> 6. The parties agree that all funds, documents and <br />other papers necessary to complete this transaction in accordance <br />with the terms hereof shall be deposited in escrow with <br /> <br /> <br />
