' 'LEASE <br /> <br />PARTIES <br /> <br />PREHISES <br /> <br />TERH <br /> <br />USE OF <br />PREHISES <br /> <br />TAXES, <br />UTILITIES <br />AND <br />RENTAL <br />INCO~ <br /> <br /> THIS LEASE is entered into at Lakewood, Ohio, this' day <br /> <br />of , 1985, .between the CITY OF LAKEWOOD, a municipal <br /> <br />corporation, by its Mayor, duly authorized by Ordinance No. <br /> <br />adopted , 1985, (hereinafter referred to as the <br /> <br />"LESSOR") and the LAKEWOOD HTSTORICAL SOCIETY, a non-profit corporation <br />orEanized under the laws of the State of Ohio (hereinafter referred <br />as the "LESSEE"). <br /> <br /> 1. Lessor hereby leases to Lessee and Lessee hereby leases from <br />Lessor, for the term and upon the terms and conditions herein set forth, <br />the real estate known as the '~icholson Homestead," 13335 Detroit Avenue, <br />Lakewood, Ohio &4107 (CuyahoEa County Auditor's Permanent Parcel No. <br />315-4-4), toEether with all buildinEs, ~mprovements, easements and appur- <br />tenances thereto (hereinafter .referred to as the '~REHISBS"). <br /> <br /> 2. The term of this Lease shall be continuous unless cancelled <br /> by either party .with ninety (90) days written notice. <br /> <br /> 3. The premises have been acquired to presetwe a historic <br /> structure and to expand knowledEe of the. history, traditions 'and <br /> of the City of Lakewood. Until such time as the parties mutually agree <br /> to beEin the .restoration process of the buildins on the Premises it may <br /> be sublet by the Lessee for residential purposes. <br /> <br /> 4. Lessor shall make no rental charEe to the Lessee for its use <br /> of the Premises and Lessee shall make no charEe to the Lessor for super- <br /> visinE the use of the Premises. <br /> <br /> 5. Lessee shall collect the rent from the tenants to whom it <br /> sublets the Premises. Lessee shall pay all real estate taxes and assess- <br /> ments levied or assessed against the Premises, all utility charEes for <br /> the use of the Premises, and all expense for replacements, alterations, <br /> repairs, landscapin~ and other costs of maintaininE the interior and <br /> exterior of the Premises.
