REPLAT BACKGROUND INFORMATION PROPERTY OWNER: City of Lakewood PROPERTY ADDRESS: Clifton Prado Project TYPE OF REQUEST: Dedication plat of city-owned property for public use to include construction of the new public roadway, sidewalks, and curbs. CODE REQUIRENENTS: Section 27 of Article XIV of the amended Charter of the City of Lakewood requires that City Council accept and confirm all dedication plats prior to such land area being dedicated for public use. PROJECT PURPOSE: Dedication of the property shown on the plat drawing is required prior to construction of the Clifton Prado roadway improvements. PREVIOUS BOARD ACTIONS: The Planning Commission at its meeting of July 1, 1986 held a public hearing on this dedication plat and voted to recommend to City Council approval of the dedication plat as submitted. EFFECT OF APPROVING THE REQUEST: Approving the request will allow the Clifton Prado roadway project to go forward in a timely. EFFECT OF DENYING THE REQUEST: The City Council has previously approved the purchase of the property to assemble the land necessary for the roadway right-of-way. Denying the request for approval of the dedication plat would prevent the Clifton Prado roadway improvements which have already been budgeted. CITIZEN COMMENTS: Approximately 10 owners and tenants of the Clifton Prado area attended the Planning Con~nission public hear.ing. Their questions focused on the schedule to begin the roadway construction and the proposed one-way traffic flow. The Administration re- * PLANNING DIRECTOR COMMENTS: The City has already made a commitment to the Clifton Prado project in terms of acquisition of private property for the purpose of the roadway construction. A dedication plat should be approved to facilitate this project. CITY COUNCIL ACTION REQUESTED: The Administration requests approval of the dedication plat as submitted so that roadway construction can begin as soon as possible.
