fish and chips, soft drink beverages, ice <br />cream, desserts and other similar items <br />normally and regularly prepared for carry out <br />service in the convenience food field. <br /> <br />(b) The parcel to be developed shall have not less <br />than 20,000 square feet with a minimum width of 125 <br />feet at the building line; <br /> <br />(c) Parking shall be provided as required in <br />Chapter 1~21 of the Codified Ordiances without any <br />variance; <br /> <br />(d) Ail areas not used for parking, walks, and <br />buildings shall be landscaped. A landscape buffer <br />zone, not less than ten (10) feet in width shall be <br />provided and maintained along the entire length of <br />the common boundary between any retail or <br />commercial use and any residential use. <br /> <br />(e) There shall be no storage or display of items <br />for sale outside the building. <br /> <br />(f) Ail signage, building, <br />applicable ordinances shall be <br />any variances. <br /> <br />zoning and other <br />adhered to without <br /> <br />(g) The Board of Zoning Appeals shall be required <br />to make in its findings the following <br />determinations before any such special exception <br />may be granted: <br /> <br />(1) <br /> <br />(2) <br /> <br />(3) <br /> <br />(4) <br /> <br />That the proposed use shall not be <br />detrimental to the neighborhood or constitute <br />a nuisance; <br />That the traffic planning, including but not <br />limited to curb cuts and access to public <br />right of ways have been approved by the <br />Director of Public Safety or the Director's <br />designee; <br />That the proposed use as planned will not <br />create a hardship for the surrounding <br />property owners whether residential or <br />commercial; <br />That the proposed use is in keeping with the <br />general concept of land use for the premises <br />selected in accordance with the comprehensive <br />land use plan and any development plan for a <br />particular area of the City; <br /> <br />(h) A special exception granted under this section <br />shall not exempt the applicant from any other <br />approval required by any other City official, board <br />or commission pursuant to the Charter and Codified <br />Ordinances of the City of Lakewood. <br /> <br />(i) The Board of Zoning Appeals shall be permitted <br />to attach reasonable conditions, consistent with <br />the spirit and intent of this Section, to the <br />granting of such special exception in order to make <br />a determination that the application meets or will <br />meet the requirements of this Section particularly <br />of (g) above. <br /> <br /> <br />
