Exhibit A attached hereto, are sometimes hereinafter <br /> individually referred to as a "Redevelopment Property" and <br /> <br /> collectively as the "Redevelopment Properties,,); and · <br /> WHEREAS, the Redeveloper is willing to acquire the <br /> non-public portions of the Redevelopment Properties and <br /> <br /> redevelop the Plan A~ea in accordance with the terms hereof, <br /> <br /> °the terms of the Plan and certain preliminary agreements, <br /> studies, plans and designs approved by the City (the <br /> <br /> "Preliminary Project Plans") with respect to a contemplated <br /> commercial-retail redevelopment project to be known as Lakewood <br /> City Center (the. ,,Project-); and <br /> <br /> WHEREAs, it will be necessary for the'City to take public <br /> action to acquire properties within the Project Area for the <br /> provision of public improvements and municipal services in <br /> accordance with the Lakewood City Center Plan, the Preliminary <br /> Project Plans and the terms of this Agreement; and <br /> <br /> WHEREAS, the City and the Redeveloper desire bY this <br />Agreement to provide for the terms and conditions on which the <br />efforts of the city and the Redeveloper will be coordinated in <br />accordance with the requirements of the Plan; and <br /> <br /> WHEREAS, the City believes that the provision of public <br />improvements and municipal services within the Project Area, <br />and this Agreement are in the vital and best interests of the <br />general public and the inhabitants of the City and that the <br />health, safety, morals and welfare of its residents will be <br />promoted and enhanced by the Lakewood City Center Plan; and <br />that the Plan will be in accord with the public purposes and <br /> <br />- 3 - <br /> <br /> <br />
