a. Ail gas and electric systems, lighting, heating and <br /> <br />air conditioning equipment and systems, radiators, ventilator <br />equipment, incinerators,~ furnaces, hot water heaters, water, <br />sewage and plumbing systems, fire protection and security <br />systems and all other fixtures attached to the Real Property and <br />owned by Seller (expressly excluding any such property owned by <br />tenants of the building); <br /> <br /> b. All of Seller's rights under such other agreements, <br />contacts and contract rights pertaining to the Real Property as <br />are described in Exhibit "B" attached hereto and made a part <br />hereof, as such exhibit may be amended as of the Closing Date. <br />All of the foregoing assets and properties contemplated to be <br />acquired by Buyer hereunder are collectively referred to in this <br /> <br /> Agreement as the "Property." <br /> 2.
