a. Ail gas and electric systems, lighting, heating and <br />air conditioning equipment and systems, radiators, ventilator <br />equipment, incinerators, furnaces, hot water heaters, water, <br />sewage and plumbing systems, fire protection and security <br />systems and all other fixtures attached to the Real Property and <br />owned by Seller expressly excluding any such property which <br />Seller removes at Sellers sole expense prior to demolition. <br />Removal must be complete within fourteen (14) days of closing. <br />Any property not timely removed shall ~be considered abandoned by <br />Seller. <br /> <br /> b. Seller represents and warrants that <br /> <br />there are no agreements, contracts or contract rights pertaining <br />to the Real Property as described in Exhibit "A". <br /> <br /> 2.
