a. Ail gas and electric'systems, lighting, heating and <br />air conditioning equipment and systems, radiators, ventilator <br />equipment, incinerators, furnaces, hot Water heaters, water, <br />sewage and 'plumbing. systems, fire protection and security <br />systems and all other .fixtures attached to the Real Property and <br />owned by Seller; excluding, any'such property which Seller <br />removes at~seilers sole expense prior to demolition. Seller may <br /> <br />not remove any such items until all tenants have vacated the <br />property and all removal shall, be completed prior to Buyer's <br />scheduled demolition date. Any property not timely removed shall <br />be considered abandoned by'Seller. <br /> <br /> b. All of sei~er's rights Under such other agreements, <br />contacts and contract rights' pertaining to the Real Property~as <br />are described in Exhibit "B" attached hereto and made a part <br />hereof, as such exhibit may be amended as of the Closing Date. <br />All of the foregoing assets and properties contemplated to be <br />acquired by Buyer hereunder are collectively referred to in this <br />Agreement as the "Property." <br /> <br /> 2.
