b. Occupancy and Possession. Seller <br />shall deliver occupancy and.possession of the Property <br />to Buyer upon transfer of title. <br /> <br /> 8. SALES COMMISSIONS. Buyer shall pay <br />$5,250 for all sales commissions due" Realty <br />One and Nick Packis licensed realtors as a consequence <br />of this transaction. The Seiler agrees to indemnify, <br />save and hold harmless the Buyer from any other Claims <br />for sales commissions of any sort. Buyer represents <br />that no'other broker or business entity of any sort <br />has in any way been active or instrumental in this <br />transaction, and that negotiations have been carried <br />on between the Seller, Realty One, Nick Packis, and <br />the City of Lakewood without the intervention of any <br />other entity. <br /> <br /> 9.- PRORATIONS, CHARGES AND CREDITS. <br /> <br /> a. Charges Against Seller.
