PROVISION FOR INDIGENT CARE.. <br /> The Lessee agrees to continue to provide healthcare services in accordance with this <br />Lease to residents of the City without regard to their ability to pay based on eligibility guidelines <br />established'by the Community Services Administration of the United States Department of Health <br />and Human Services or any successor thereto or, if there is no successor, by the then community <br />services standards used by hospitals servicing comparable communities. <br /> <br />OPERATION AND SERVICES OF THE HOSPITAL <br /> The Lessee agrees to continue to provide within the City healthcare services in <br />accordance with the terms of this Lease and, so long as effective, the Definitive Agreement <br />between the Lessee and CCF. <br /> The Lessee agrees to continue to provide residents of the City from facilities located <br /> within the City acute care medical/surgical services (including for children and adolescents), <br /> obstetrical/gynecological services, 24 hour a day emergency room providing trauma services, <br /> intensive care services and rescue squad/paramedic services as required by this Lease. <br /> The Lessee agrees to maintain as one of its objectives providing high quality, <br /> affordable healthcare services with rates and charges consistent with other providers in Cuyahoga <br /> County of comparable size. <br /> The Lessee agrees that so much of the Hospital as is operated as in-patient acute care <br /> facilities will be operated in compliance with the standards of the iIoint Commission on <br /> Accreditation of Healthcare Organizations. <br /> The Lessee agrees that its operations will be conducted without discrimination as to <br /> race, sex, creed, color, age or national origin. <br /> The Lessee recognizes the need for positive employee relations and agrees to <br /> continue fair and just employment poliCies. <br /> An equitable private pension benefit has been made available to employees not <br /> participating in the Public Employees Retirement System. <br /> The Lessee agrees to provide the City and its residents a full disclosure of its <br /> finances through an annual audit of its financial statements which will be available to the public. <br /> This Statement of Intent does not purport to be complete and is subject in all respects <br /> to Articles I to XIV, both inclusive, and is qualified in its entirety by reference to the terms and <br /> provisions of those Articles. The language contained in said Articles I to XIV shall control and <br /> be determinative of the interpretation of this Lease and this Statement of Intent. <br /> WITNESSETH, THAT <br /> <br /> In consideration of the premises and the mutual covenants hereinafter contained, and <br /> in order for the City to carry out this Lease, the panics hereto covenant, agree and bind <br /> themselves as follows; provided that no covenant, agreement or obligation of the City under this <br /> Lease shall be a general debt on the City's part, but shall be payable solely out of the rentals, <br /> revenues and other income, charges and moneys realized from the use, lease, sale or other <br /> disposition of the Leased Premises, the sale of the Bonds and any'insurance and condenmation <br /> awards as herein provided: <br /> <br />-3- <br /> <br /> <br />
