(b) enter upon the Leased Premises, or any part thereof, for that purpose, <br /> and <br /> <br /> (c) take any action which, in the opinion of the Member, the City or the <br /> Senior Trustee, as the case may be, may be necessary or appropriate therefor. <br /> All payments so made by the Member, the City or the Senior Trustee and all <br />costs, fees and expenses (including without limitation, to the extent permitted by law, attorneys' <br />fees and expenses) incurred in connection therewith or in connection with the making of that <br />payment or the observance or performance of that covenant, agreement or obligation by the <br />Member, the City or the Senior Trustee, together with interest thereon at the Interest Rate for <br />Advances from the date of payment or incurrence, shall constitute Additional Payments and shall <br />be paid by the Lessee on demand. In any action brought to collect those Additional Payments, <br />the Member, the City or the Trustees, as the case may be, shall be entitled to the recovery of <br />the Additional Payments, except as limited by law or judicial order or decision. <br /> Section 13.10. Notice of Defaul.t. The Lessee will notify the Member, the City <br />and the Senior Trustee immediately if the Lessee becomes aware of the occurrence of any Event <br />of Default or any Default which is not cured within the time provided in this Lease. <br /> Section 13.11. Provision Subject to Applicable Law,. All rights, powers and <br /> remedies provided herein may be exercised only to the extent that the exercise thereof does not <br /> violate any applicable law and are intended to be limited to the extent necessary so that they will <br /> not render this Lease invalid, unenforceable or not entitled to be recorded, registered or filed <br /> under any applicable law. <br /> <br />(End of Article XIII) <br /> <br />- 49 - <br /> <br /> <br />
