(b) It shall thrther be the responsibility of the owner of each new and existing occupied <br />rental dwelling unit and rooming umt which is heated by an indMdual gas-fired furnace or <br />boiler, serving six (6) or less dwelling units and all suites in all buildings abutting the boiler <br />mom. furnace room and enclosed motor vehicle parking garages, to install carbon <br />monoxide (CO) detectors in each such residential dwelling unit as hereinafter provided. <br />The carbon monoxide (CO) detectors shall be approved by a recognized testing agency by <br />the State of Ohio or N.F.P.A. and shall be capable of sensing the presence of carbon <br />monoxide gas and providing a suitable alarm thereof when current applicable standards for <br />low-level threshold concentrations of the gas are reached; further, they shall be installed by <br />September 1. 1997, in the manner hereinafter provided. Failure to install carbon <br />monoxide (CO) detectors as and where required by such date shall subject the proper~y <br />owner to the penalties set forth in Section 1331.99. <br /> <br /> Section 3 That Section 1331.02 of the Building Code of the Codified Ordinances <br />of the City of Lakewood, now reading as follows: <br /> <br />1331.02 LOCATION. <br /> (a) In all dwelling units used for rental purposes at lea~t one smoke detector shall be <br />installed outside of all sleeping rooms but in the immediate vicinity of the sleeping area. A <br />sleeping area is defined as the area or areas of the family living unit in which the bedrooms <br />or sleeping rooms are located. Where bedrooms or rooms ordinarily used for sleeping are <br />separated by other use areas, such as kitchens or living rooms, but not bathrooms or <br />closets, they shall be considered as separate sleeping areas for the purposes of this section. <br /> <br /> (b) When bedroom or sleeping areas are not fully enclosed or separated from other <br />living areas within a living or sleeping unit, the smoke detector shall be installed nearest <br />the area designated for sleeping. <br /> <br />shall be and the same is hereby amended: <br /> <br /> 1331.02 LOCATION. <br /> (a) In all dwelling unns used for rental purposes at least one smoke detector, and <br />where required in Section 1331.01 (b), at least one carbon monoxide (CO) detector shall <br />be installed in the immediate vicinity of the sleeping area, as per the manufacturer's <br />specifications.
