19. WARRANTIES. Lessor hereby warrants and agrees to defend the title to the <br />lands and interests described in Paragraph 2 hereof. Lessor further warrants that the lands hereby <br />leased are not subject to any valid prior oil and gas leases. Lessee shall have the right at any <br />time to pay for Lessor, any mortgage, taxes or other lien on said lands, in the event of default of <br />payment by Lessor and then be subrogated to the rights of the holder thereof. Any such <br />payments made by Less~ for I~ssor may be deducted from any amounts of money which <br />become due Lessor under this lease. <br /> <br /> 20. SOLE PURPOSE AND INTENT. No .well shall be drilled on Lessor's property, <br />and this lease is being granted solely for the purpose of permitting the Lessee to produce, <br />transport, and market oil and gas from the currently existing Lakewood Park #1 oil and gas well. <br /> <br /> 21. INSURANCE. Lessee shall hold Lessor harmless and indenmify from any <br />damage, loss or liability arising out of Lessee's operations on said premises. Lessee shall furnish <br />Lessor a copy of its blanket liability insurance of $1,000,000~ maintain same throughout the term <br />of this agreement and name the Lessor as an additional insured on such.
