An Ordinance to amend the Building Line Map established by Lakewood Codified Ordinance §1105.03 to reflect a building line of 0-5 feet along Detroit Avenue and Madison Avenue within the City of Lakewood. Whereas, currently the Building Line Map dictates building lines that are 25 feet from the public right-of--way; and Whereas, typically, structures located on Detroit and Madison Avenue have set backs that are much smaller than that and in fact, when new construction is proposed, the Architectural Board of Review requires that the new structure be built in conformity with the surrounding properties and within 0-5 feet of the right-of-way which requires the applicant to then obtain a variance; and Whereas, it is appropriate and fitting to decrease the building line setback on Detroit and Madison Avenues in order to encourage consistency in the urban street wall and conformity in commercial districts. Now therefore, BE Tf ORDAINED BY THE CITY OF LAKEWOOD, STATE OF OHIO: Section 1. That the Building Line Map incorporated into the Zoning Code of the City of Lakewood by Lakewood Codified Ordinance §1105.03, attached hereto as Exhibit A, is hereby adopted and made a part of the Zoning Code of the City of Lakewood. Such map amends and changes the former map, attached hereto as Exhibit B, by establishing a building line of 0-5 feet along the entire length of both Detroit Avenue and Madison Avenue within the City of Lakewood. Section 2. It is found and determined that all formal actions of this Council concerning and relating to the passage of this ordinance were adopted in an open meeting of this Council, and that all such deliberation of the Council and of any of its
