C2 Retail C3 General Business, C4 Public School District) and Residential <br />Districts (RI Single Family, R2 Single and Two Family, RI L Single Family <br />Low Density, RIM Single Family Medium Density, R1H Single Family <br />High Density, ML Multiple Family Low Density and or-ft MH Multiple - <br />Family Hieh Densitv). <br />1135.05 PRINCIPAL AND CONDITIONALLY PERMITTED USES. <br />(a) Permitted Uses. Uses listed as permitted in the underlying "base" zone <br />(b) Conditional Uses for a commercial district base zone. <br />(1) Conditional Uses are those uses having some special impact or <br />uniqueness that requires a careful review of their location, design, <br />configuration, and special impact to determine the desirability of <br />permitting their establishment on any given site. A Conditional <br />Use may be granted pursuant to the requirements of Section <br />1129.02, Principal and Conditional Permitted Uses. Standards for <br />specific Conditional Uses may be found in Chapter 1161, Condi- <br />tional Uses, or elsewhere as referenced herein. <br />(2) In keeping with the desire for flexibility in this district, the follow- <br />ing may be permitted as additional Conditional Uses in the Mixed <br />Use Overlay District: <br />A. Dwelling units, single- family residence attached. <br />B. Live -work units where base zoning permits non - residential us- <br />es. <br />C. Uses listed as conditional in the underlying base zone. <br />(3) Modification of development standards sliall be permitted on the <br />authority of the Commission as part of the Conditional Use review. <br />(c) Conditional uses for a residential district base zone. <br />(1) Conditional uses are those uses having some special impact or <br />uniqueness that requires a careful review of their location, design, <br />configuration, and special impact to determine the desirability f <br />permitting their establishment on any given site. A conditional use <br />may be ap rated pursuant to the requirements of Section 1129.02, <br />conditional use. Standards for specific conditional uses may be <br />found in Chapter 1161, Conditional Uses, or elsewhere as referenced <br />herein. <br />(2) In keeping wi0n the desire for flexibility in this district, the following <br />use categories may be permitted as additional conditional uses pur- <br />suant to section 1129.02, Principal and Conditional Permitted Uses: <br />A.
