Substi- <br />tute version recommended for adoption by <br />the Planning Commission January 21, 2019. <br />Please substitute for the original. <br />ORDINANCE NO. 31 -13 BY: Anderson, Bullock, Juris, <br />Madigan, Marx, Nowlin, O'Leary <br />AN ORDINANCE to amend Section 1105.02 of the Zoning Code of the Codified Ordi- <br />nances of the City of Lakewood by changing and revising the Zoning Map of the City with re- <br />spect to certain property as set forth and described as a 10- foot -by- 106 -foot portion of the parcel <br />located at 12903 Madison Avenue (PPN 315 -23 -020) from C2 (Commercial Retail) to R2 (Sin- <br />gle and Two- Family). <br />WHEREAS, Article 18, Section 3 of the Constitution of the State of Ohio permits munic- <br />ipalities to exercise all powers of local self - government and to adopt and enforce within their <br />limits such as local police, sanitary and other regulations as are not in conflict with general laws; <br />now, therefore <br />BE IT ORDAINED BY THE CITY OF LAKEWOOD, 01 110: <br />Section 1. Section 1105.02 of the Zoning Code of the Codified Ordinances of the City of <br />Lakewood be and the same is hereby amended by changing and revising the Zoning Map of the <br />City from C2 (Commercial Retail) to R2 (Single and Two - Family) in order to make residential a <br />10- foot -by- 106 -foot portion of the parcel located at 12903 Madison Avenue (PPN 315 -23 -020), <br />the resulting residential parcel now described as follows: <br />Situated in the City of Lakewood, County of Cuyahoga, State of Ohio and known as <br />being all of Sublot No. 300 and part of Sublot No. 299 in Pleasant Hill Allotment of <br />part of Original Rockport Township Section No. 20 as shown by the recorded plat in <br />Volume 20 of Maps, Page 9 of Cuyahoga County Records and further bounded and de- <br />scribed as follows: Beginning at a nail found in asphalt at the intersection of the inter- <br />section of the easterly line of Halstead Street, 50 feet wide, with the southerly line of <br />West Madison Avenue, 60 feet wide, thence S00 °39'09 "E, along the easterly line of <br />Halstead Street (50 feet wide), a distance of 155.00 feet to a 5/8" iron pin set, said <br />point being the principal place of beginning: <br />Course I Thence Due East, a distance of 106.72 feet to a drill hole found. <br />Course 2 Thence S58 °05'1 OT, a distance of 9.48 feet to a drill hole found Inthe <br />northwesterly corner of PP# 315 -23 -187. <br />Course 3 Thence S00 °1 9'35 "E, a distance of 44.99 feet to a 518" iron pill found in <br />the northeasterly corner of S/L 301, PP# 315 -23 -018. <br />Course 4 'thence Due West, along the northerly line of S/L 301, PP# 315 -23 -018, <br />a distance of 114.45 feet to a 5/8" iron pin found in the easterly line of <br />Halstead Sheet (50 feet wide). <br />Course 5 Thence N00 °39'09 "W, along said easterly line of Halstead Street, a dis- <br />tance of 50.00 feet to the principal place of beginning and containing <br />
