the proposed parking spaces. <br />unsafe condition. <br />(d) Unenclosed parking spaces shall not be used for repair of a motor vehicle. <br />(e) Parking for all motor vehicles shall be on an improved surface of concrete, <br />asphalt or other materials approved by the Conunissioner. <br />1143.03 DETERMINATION OF REQUIRED OFF - STREET PARKING <br />SPACES. <br />(a) where floor area is designed as the standard for determining parking space <br />requirements, floor area shall be computed on the gross floor area (GFA), in <br />square feet, of all floors of the building, including the exterior walls. <br />(b) Where number of employees is the standard for determining parking space <br />requirements, employees shall mean the regular working staff (paid, volun- <br />teer or otherwise) at maximum strength per shift and in full- time - equivalent <br />numbers necessary to operate, maintain or service any given facility or use <br />under normal levels of service. <br />(c) The number of parking spaces required will be computed to the next largest <br />number. <br />(d) In the case of mixed uses or more uses as listed in Section 1143.04, the total <br />parking spaces shall be equal to the requirements of various uses computed <br />separately_. <br />(e) Cumulative parking requirements for mixed -use occupancies may be re- <br />duced upon review and approval by the Commission where it can be deter- <br />mined that the peak requirement of the several occupancies occurs at differ- <br />ent thnes (either daily or seasonally <br />1143.04 USE CATEGORIES. <br />For the sole pmlmose of calculating parking requirements, uses are defined as fol- <br />lows: <br />(a) Commercial. <br />(1) Car Wash: includes facilities for washing, waxing and cleaning of vehi- <br />cles and vehicle components but expressly prohibiting facilities or <br />equipment for the repair, overhaul or storage of motor vehicles or vehi- <br />cle components. <br />(2) Commercial lodging includes hotels, motels, motor lodges and motor <br />courts. <br />
