B. Seller shall pursue any legal or equitable remedies available for the breach. <br />15. SELLER DEFAULT. REMEDIES. If Seller fails to perform any obligation imposed by this Agree- <br />ment, and such failure continues for 5 days following written notice from Buyer, then Buyer may <br />elect to terminate this Agreement. Buyer thereafter shall be entitled to a return of the earnest money <br />deposit and Buyer may also pursue thereafter any other legal or equitable remedies as a result of the <br />breach. <br />16. ENTIRE AGREEMENT. This Agreement, including any Addenda, constitutes the entire agreement <br />bet•veen the parties. No other conditions, representations, warranties or agreements, expressed or im- <br />plied, have been made or relied upon by Buyer or Seller. The representations, wan~anties and agree- <br />ments contained in this Agreement shall survive the transfer of title. Any modifications to this agree- <br />ment shall be in writing signed by both parties. <br />17. PARTIES BOUND AND BENEFITED. This Agreement shall bind and benefit the parties hereto and <br />their respective heirs, personal representatives, successors and assigns. <br />18. REAL ESTATE BROKER.
