17 <br />[W <br />19. <br />(c) that Tenant's occupancy of the Premises under this Lease will not be <br />disturbed in the event of foreclosure or other action taken under the <br />mortgage. <br />Tenant shall execute and deliver to Landlord all instruments Landlord reasonably <br />deems necessary to evidence and give effect to any such subordination, provided <br />that no such instrument shall alter any of the terms, covenants or conditions of this <br />Lease. In the event of a foreclosure sale or a deed given in lieu of foreclosure, <br />Tenant shall on written request of such purchaser or grantee attorn to the <br />purchaser or grantee, as the case may be. <br />ESTOPPEL GERTIFIGATES <br />Tenant will at any time upon not less than fifteen business (15) days' prior written notice <br />from Landlord execute and deliver to Landlord a certificate stating, to the extent <br />applicable: <br />(a) that this Lease is in full force and effect and unmodified (or if there have been any <br />modifications, specifying the date and nature thereof); <br />(b) that to its knowledge it has no defenses, offsets or counterclaims against its <br />obligations to pay Rent or to perform its other obligations under this Lease; <br />(c) that to its knowledge there are no uncured defaults of Landlord under this Lease; and <br />(d) the dates to which Rent has been paid. <br />SIGNS <br />Tenant shall not permit or cause to be placed any signs, notices or other advertising media <br />on or about the Premises or the Building except those installed by Landlord or approved in <br />writing in advance by Landlord. The parties acknowledge and agree that Landlord has <br />provided signage in the Building for Tenant. Any replacements of same shall be at <br />Tenant's sole cost and expense. <br />RESERVED RIGHTS <br />Landlord reserves the following rights, any or all of which may be exercised at Landlord's <br />discretion at any time and from time to time during the Term: <br />(a) To change the name or street address of the Building, or of the door number of the <br />Premises; <br />(b) To grant to anyone the exclusive right to conduct any particular business or <br />undertaking in the Building, so long as such grant does not preclude Tenant from <br />operating as it then operates in the Premises; <br />(c) To enter the Premises upon reasonable advance notice (but no notice will be <br />required in an emergency situation) at all times (1) to make such inspections, repairs, <br />alterations, improvements or additions as Landlord may deem necessary, desirable, <br />or as required pursuant to this Lease, (2) to remedy any default of Tenant, (3) to <br />Contract ID 41643'_9 <br />1] <br />
