EWELL SUBDIVISION <br />(PPN 311-33-004) <br />Situated in the City of Lakewood, County of Cuyahoga, and State of Ohio and known as being a <br />temporary easement for construction put -poses over, through and across the northerly 20 feet of Sublot <br />No. 18 in the C.L. & L.R. Newell Subdivision of part of Section 22, Rock -poll as shown by -plat recorded <br />in Volume 22, Page 5 of Cuyahoga County Map Records and more particularly being a part of the lands <br />(PPN 311-33-004) conveyed to Cheri Hardt by instrument dated October 27, 2010 and recorded in AFN <br />201010270485 of Cuyahoga County- Records and is bow-ided and described as follows; <br />Beginning in the easterly line of Lakeland Road, 45 feet in width,, at its intersection with the southerly <br />line of land so conveyed to said Hardt, said point of beginning being located South 0'42'25" West a <br />distance of 20 feet from the northwesterly corner of said Sublot No. 18 as shown by said plat; <br />Thence North 0'42'25" East along said easterly line of Lakeland Road 10.00 feet to the Principal Point <br />of Beginning of the herein described temporary construction easement; <br />COURSE Thence North 0'42'25" East continuing along said easterly line of Lakeland Road <br />a distance of 10.00 feet to its intersection with the northerly line of said Sublot <br />No. 18; <br />COURSE II Thence South 88'37'10" East along said. northerly line of Sublot No. 18 a <br />distance of about 105.3 feet to the extefior footprint of an existing garage <br />presently situated -upon. said land of Hardt; <br />COURSE III Thence southerly along the exterior footprint of said garage a distance of 10.00 <br />feet to a point; <br />COURSE IV Thence North 88'37'10" West by a line which is parallel with the aforesaid <br />northerly line of Sublot No. 18 and distant 10 feet southerly therefrom., a distance <br />of about 105.3 feet to the Principal Point of Beginning of the herein described <br />easement and containing 0.024 of an Acre (1, 05 3 Square Feet) as described. in <br />September, 2020 by CT Consultants, Inc. <br />2. <br />AW, <br />101 <br />Thomas M., Meeks P.S.
