NEW ELL SUBDIVISION <br />(PPN 311-33-004) <br />Situated in the City of Lakewood, County of Cuyahoga, and State of Ohio and known as being <br />an easement over,, through and. across the northerly 20 feet of Sublot No. 18 in the C.L. & L.R. <br />Newell Subdivision of part of Section 22, Rockport as shown by plat recorded in Volume 22, <br />Page 5 of Cuyahoga County Map Records and more particularly being a part of the lands (PPN <br />311-33-004) conveyed to Cheri Hardt by instrument dated October 27, 2010 and recorded in <br />AFN 201010270485 of Cuyahoga County Records and is bounded and described as follows; <br />Beginning in the easterly line of Lakeland Road, 45 feet in width., at its intersection With the <br />southerly line of land so conveyed to said Hardt, said point of beginning being located. South <br />0'42'25" West a distance of 20 feet from the northwesterly coiner of said Sublot No. 18 as <br />shown by said plat; <br />COURSE I Thence North 0'42'25" East along said easterly line of Lakeland Road a <br />distance of 10.00 feet to a point,, <br />COURSE 11 Thence South 88'37'10" East by a line which is parallel with the northerly <br />line of said Sublot No. 18 a distance of 126.58 feet to the easterly line of <br />said C.L. & L.R. Newell Subdivision as appears on said plat; <br />COURSE Ill <br />COURS EW <br />Thence southerly along said easterly line of the C.L. & L.R. Newell <br />Subdivision a distance of 10.00 feet to the southeasterly comer of the <br />aforesaid lands of Hardt; <br />Thence North 88'37'10" West along the southerly line of said land of <br />Hardt said line being parallel with -the aforesaid northerly line of Sublot <br />No. 18 and distant 20 feet southerly therefrom, a distance of 126.58 feet to <br />the Point of Beginning and containing 0.029 of an Acre (1,266 Square <br />Feet) but excepting therefrom any portion of the above described land as <br />may be contained within the footprint of the existing garage presently <br />situated upon said land of Hardt as described in September, 2020 by CT <br />Consultants, Inc. <br />.A// <br />Th as M.
