Project Address: 12311 Plover <br /> Property History: The site was acquired by the City in 2017 after the former property <br /> owner was foreclosed upon by Cuyahoga County for delinquent <br /> property taxes. This was a direct transfer from the Cuyahoga County <br /> Land Reutilization Corporation to the City's landbank. The former <br /> single-family house located at the site, was demolished due to years of <br /> neglect and deferred maintenance. <br /> Project Summary: This project was developed as part of the City's Affordable Housing <br /> Strategy Action Step #5, New Affordable Home Construction. Inspired <br /> by Birdtown's historic past,the property will offer a flexible live-work <br /> space using a high-quality design approach to affordability. <br /> Funding Source: The HOME Investment Partnership Program, Department of Housing <br /> and Urban Development <br /> Disposition: Upon completion the property will be listed and sold to a low- and <br /> moderate-income homebuyer as required by the HOME Program. The <br /> maximum allowed sales price is $265,000 but is typically reduced to <br /> an amount affordable to the targeted population. The City's <br /> investment in the project is protected by a deed restricted mortgage <br /> that incorporates profit sharing with the City should the home be sold <br /> within the first 10 years of ownership. <br /> Design Elements: The 1,758 sq. ft. home has 2 bedrooms, 2 baths, and a first-floor live <br /> workspace with one car garage.
