Public <br /> Hea1herRudAe 19926Clifton Boulevard <br /> * hhas been ayear since City Council toured the Curtis Block. <br /> * While the roof was patched, some window venting added and a downspout reconnected in the <br /> spring, wet debris remains inside, and the Curtis Block is facing another winter without heat or <br /> adequate air circulation. <br /> * I'm concerned that we've lost another construction season. <br /> • Unless deal is in place with Castusoon,the 2O22construction season will be lost aswell,which <br /> the Curtis Block can i||-afford. <br /> w Rehabilitation ofanexisting building uses more labor, which creates good jobs, and less building <br /> materials than building out nfthe ground. <br /> w Because rehabilitation is more labor intensive, rehabilitation projects are not experiencing as <br /> many significant material price increases ormaterial supply issues as new construction. <br /> ~ Significant price increases and supply chain issues are affecting new construction project start- <br /> up andconop|etionnow/nnuchmmorethanrehabi|itation <br /> • in the absence of a deal with Casto, I'm here tonight to ask the City to undertake needed core <br /> and shell work that will stabilize and mothball the Curtis Block,get it to a clean and dry <br /> condition,and add temporary heat and air circulation so it can be finished by Casto as one of the <br /> first parts oftheir redevelopment project. <br /> * The expenses for the core and shell work could be part of the package negotiated with Casto. <br /> Core and shell work should include: <br /> m Roof replacement(main roof and |ightvve||x> <br /> • Repair/replacement of parapet caps(coordinated with roof and masonry work) <br /> • Skylight replacement <br /> • New drainage with temporary downspouts to move water off and away from the building (new <br /> foundation drainage would bepart ofthe future work) <br /> ° Replacement of lightwell sheathing(coordinated with roof replacement to stop water <br /> infiltration) <br /> * Repair and repointing ofmasonry above grade <br /> ~ Removal of all wet interior finishes and debris to stop future mold growth <br /> ° Abatement ofasbestos and existing black mold <br /> ° Adding temporary heat(55 degrees) and air circulation to halt further deterioration <br /> Can Council nrthe City provide anupdate onwhere things stand with [asto? <br />
