Director Leininger announced updates and changes to the site that have taken place in response <br /> to feedback from Planning Commission, Council, and the community. They include: <br /> • 20 additional units added to the amenities building <br /> • The two single family homes replaced by 7 townhomes for purchase <br /> He emphasized that the Planning Commission is looking at the site from a macro-level and <br /> considering things such as massing, setbacks, separations, landscape elements and pedestrian <br /> connectivity. <br /> Director Leininger shared Planning Commission's feedback on the parking garage. The <br /> Commission is debating the pros and cons of a greenway belt to border the garage verses <br /> installing a liner building of residential units. The Commission asked CASTO to prepare plans <br /> for a liner building, so that this may be more fully discussed. Director Leininger acknowledged <br /> that the units within the liner building will be the least desirable and may necessitate additional <br /> parking. Various options were displayed to demonstrate potential public art outside the garage. <br /> Director Leininger reported on Planning Commission and ABR discussions regarding the Curtis <br /> Block and the community space. Conversations about both are ongoing, with pros and cons of <br /> different options being discussed. <br /> In response to a question about accessibility, Director Leininger reported that CASTO is <br /> continuing to search for ways to create more accessibility. He explained that increased <br /> accessibility may come at the expense of unit diversity. At this time, 76% of the units are ADA <br /> accessible. <br /> Councilmember Rader inquired as to how much influence, if any, do potential commercial <br /> tenants have in the design of the space. <br /> Director Leininger replied that the goal of designing the spaces is to maximize flexibility. With <br /> the exception of one potential commercial tenant, he noted that most potential tenants will need <br /> to see a preliminary plan approved before expressing interest. <br /> Director Leininger provided an update on the administration's discussions with Cleveland Clinic <br /> regarding parking. Cleveland Clinic will respond to the city after it completes an internal <br /> analysis of its parking needs. Cleveland Clinic expressed that it needs the 75 spaces and maybe <br /> more but could be open to having them located elsewhere. <br /> Councilmember Bullock advocated for additional office space, additional preservation of the <br /> Curtis Block and additional details regarding the community space. <br /> Regarding the additional details for the community space, Director Leininger explained the <br /> iterative process between Planning Commission and ABR, noting that int eh upcoming weeks <br /> ABR will be tasked with focusing on the details and design elements, while Planning <br /> Commission is looking at the project from the macro level. He assured the Committee that <br /> additional design detail will follow from the upcoming public meetings with the public, <br /> Lakewood Alive and the Chamber. <br /> 3 <br />
