Tactics to Address Affordable Housing Issues <br /> From LakewoodAlive <br /> July 2022 <br /> For the purposes of our discussion below, LakewoodAlive defines affordable housing as: <br /> Renters:includes rent and utilities. Homeowners would include mortgage ( P.I.T.I.) Principle, <br /> Interest, Taxes and Insurance) and utility costs. Affordable housing costs should not not exceed <br /> 30% of gross income and ideally net income but the standard is gross income. <br /> Housing Challenges for Renters: <br /> - Lack of affordable units <br /> - Quality varies on each unit, low income residents have a higher chance of living <br /> in substandard housing. <br /> - Continue to use the power behind the Lakewood Building Department to <br /> do their Annual Rental Inspection to hold landlords accountable for safe <br /> and sanitary housing <br /> - Lack of acceptance of Housing Choice Vouchers for rental income <br /> - Educational campaigns to the community as well as landlords to disprove <br /> negative perceptions of voucher recipients. <br /> - Work to dispel myths about the program and highlight the advantages <br /> - It would be great to hear from CMHA or EDEN to get their insight <br /> Data: <br /> Data from Lakewood Landlord Housing Survey (2019) <br /> jk s:ffiAAAAA1,lake.Woodoh.qgyZ� y ..00nileni�u Ioads�20"89�03�1.....andlordVouoherSuu��e l esulil <br /> .1.9. <br /> „ , <br /> -From 366 responses, 67 accept Section 8 or other types of housing vouchers <br /> -From 344 responses, 113 "didn't know" that the housing voucher programs pays <br /> landlords on time every month <br /> -From 344 responses, 170 said that tenants with vouchers were more likely to cause <br /> damage or problems than tenants without vouchers <br /> -From 344, 109 "don't know" that housing voucher programs are stable, consistent <br /> sources of income <br /> -From 342, 267 didn't want to learn more about housing voucher programs. <br /> Questions: <br /> 1. How many vouchers are currently being used in Lakewood? <br /> 2. What can we do with the data that was gathered by the 2019 Lakewood Landlord <br /> Survey? <br /> a. What was the outcome of the City of Lakewood Landlord Survey? <br /> - Buildings are being purchased and leases are not being renewed or being turned into <br /> month to month leases with significant rent increases causing short notice for tenants <br /> and long term tenants to find housing <br />
