DocuSign Envelope ID: FDAB5A58-31 D4-4829-AC58-3B760CEADD6F <br />your trusted advisor <br />consultants <br />July 20, 2023 <br />DESCRIPTION OF UTILITY EASEMENT <br />OVER AND THROUGH LAND OF <br />O'LEARY INVESTMENTS, LLC <br />(PPN 315-04-006) <br />engineers <br />architects <br />planners <br />Situated in the City of Lakewood, County of Cuyahoga, and State of Ohio and known as being <br />an easement for utilities purposes over, through and upon a part of Sublot No. 198 in the <br />Homesite Company's Waterbury Parkway Subdivision as shown by plat recorded in Volume 57, <br />Page 18 of Cuyahoga County Map Records and part of Original Rockport Township Section No. <br />21, and more particularly being a part of the land conveyed to O'Leary Investments, LLC by <br />deed dated January 4, 2006 and recorded in AFN 200601040135 of Cuyahoga County Official <br />Records and is bounded and described as follows: <br />BEGINNING in the southerly right-of-way line of Detroit Avenue, 66 feet in width, as shown by <br />said plat of the Homesite Company's Waterbury Parkway Subdivision at the northwesterly <br />corner of Parcel No. 2 of lands so conveyed to O'Leary Investments, LLC, said point of <br />beginning being located North 83°40'01" West a distance of 93.76 feet as measured along said <br />southerly right-of-way line of Detroit Avenue from an iron pin in a monument box found <br />marking its intersection with the centerline of Waterbury Road as appears on said plat; <br />COURSE I <br />COURSE II <br />Thence South 83°40'01" East along said southerly right-of-way a distance <br />of 20.24 feet to a point therein; <br />Thence South 2°33'32" East leaving said southerly right-of-way line of <br />Detroit Avenue and passing through said land of O'Leary Investments, <br />LLC, a distance of 184.52 feet to a point in the southerly line of the same <br />and in the northerly line of Parcel No. 1 of land conveyed to Lewis <br />Lakewood, LLC (PPN 315-04-051) by deed dated August 15, 2019 and <br />recorded in AFN 201908150409 of Cuyahoga County Official Records; <br />COURSE III Thence North 89°21'51" West along said southerly line of land of <br />O'Leary Investments, LLC and said northerly line of land of Lewis <br />Lakewood, LLC, a distance of 20.03 feet to a point therein; <br />COURSE IV Thence North 2°33'32" West, leaving said line and passing through said <br />land of O'Leary Investments, LLC on a line which is parallel with <br />COURSE II of the easement herein described and 20.00 feet westerly by <br />3150 Sterling CT.
