DocuSign Envelope ID: FDAB5A58-31 D4-4829-AC58-3B760CEADD6F <br />your trusted advisor <br />consultants <br />July 20, 2023 <br />DESCRIPTION OF SANITARY SEWER EASEMENT <br />OVER AND THROUGH LAND OF <br />LEWIS LAKEWOOD LLC <br />(PPN 315-04-051) <br />engineers <br />architects <br />planners <br />Situated in the City of Lakewood, County of Cuyahoga, and State of Ohio and known as being <br />an easement for sanitary sewer purposes over, through and upon a part of Sublot No. 198 in the <br />Homesite Company's Waterbury Parkway Subdivision as shown by plat recorded in Volume 57, <br />Page 18 of Cuyahoga County Map Records and part of Original Rockport Township Section No. <br />21, and more particularly being a part of the land conveyed to Lewis Lakewood LLC by deed <br />dated August 15, 2019 and recorded in AFN 201908150409 of Cuyahoga County Official <br />Records and is bounded and described as follows: <br />BEGINNING in the southerly right-of-way line of Detroit Avenue, 66 feet in width, as shown by <br />said plat of the Homesite Company's Waterbury Parkway Subdivision at the northwesterly <br />comer of Parcel No. 2 of lands conveyed to O'Leary Investments, LLC (PPN 315-04-006) by <br />deed dated January 4, 2006 and recorded in AFN 200601040135 of Cuyahoga County Official <br />Records, said point of beginning being located North 83°40'01" West a distance of 93.76 feet as <br />measured along said southerly right-of-way line of Detroit Avenue from an iron pin in a <br />monument box found marking its intersection with the centerline of Waterbury Road as appears <br />on said plat; <br />Thence South 0°38'09" West along the westerly line of said land of O'Leary Investments, LLC, <br />a distance 186.25 feet to the southwesterly comer of the same and the northerly line of lands so <br />conveyed to Lewis Lakewood LLC; <br />Thence South 89°21'51" East along the line common to said lands of O'Leary Investments, LLC <br />and said lands of Lewis Lakewood LLC a distance of 67.68 feet to its intersection with the <br />westerly right-of-way line of Lewis Drive, 50 feet in width, as appears on said plat and the <br />PRINCIPAL POINT OF BEGINNING; <br />COURSE I <br />Thence in a southerly direction and along said westerly right-of-way line <br />of Lewis Drive on the arc of a curve deflecting to the RIGHT (said curve <br />having a radius of 217.26 feet, an included angle of 3°57'24", and a chord <br />which bears South 0°08'44" West and is 15.00 feet in length) a distance of <br />15.00 feet to a point; <br />8150 Sterling CT.
