REAZTY CORPORATIONO`S_ELSM..ACRES _ <br />- - ?. ._ <br />SU$DIVISION No. 1 <br />WHEREAS, UCF Realty Corporation'has seaured the approval of the <br />Village Engineer and the Planning & Zoning Commission of the Village oE <br />Mayfield of afiaa1 plan lor a subdivisiori of 23 sublots; known as UCF <br />Realty Corporatio0's E7Lsena Acres Subdivi.sion No, 1 0€ paict of , Original <br />Mayf ield Township Zot No, 46.,, Traet No, 19 prepared by Frank Z. Woodruff & <br />Associates, which conforms to the Preliminary Plan hittierto approved by „ <br />Council except that the naxne of Vietoria:_ Drive was changed to Walnut . <br />Drive, the name of Elizabeth Drive to Butternut Drive, and the name of <br />Zlsena Drive to Sandalwood Drive; and, WHEREAS, Sublots Nos4 239 24 and 25 are eaeh less than: 100 f eet <br />in width at.the,street line, bnt in each case the lots so named are atleast <br />20,000 square f eet in area, as required by the ordinances of the Villaget and <br />are each at least 100 feet in wi.dth at the building or set-back line; aad <br />WHEREAS, eaeh of said three sublots is around a so-called turaing <br />circ3e and it is physically impassible to have rectangular lots aronnd such <br />turning circle; and WHEREAS, Section 3(£) of the Platting Ordinance of the Village <br />of Mayf ield. requires that all„dead end streets shal]. end wa.th a turning <br />cirele having a nininmum outside diameter of 120 feet and such turning <br />cireles are necessary and desirab].e because they provide more room for <br />prieate motor veha.eles and fi.xe, police and other Village vehacles to turn <br />around; and <br />WIiERFAS, i,t would be a complete and uneeonomieal waste o£ valuable <br />land to requi,re sai.d three sublots around said turning.circle to be 100 <br />feet in width at the street lines whieh would make the number of square feet <br />of each oE said lots unnecessar.ily Zarge.and-disproportionate; and <br />AHEREASs Council approves the actions of the Board oE 2oning Appeals and, the Planning & 2oning Commissa.oa of the Village of Mayfie].d, <br />taken on February 12, 1962, in finding that there are praetieal di£f iculties <br />and nnnecessarp hardships in the way of carrqing ont the stri.ct letter of <br />the provisions of the Zoning Ordinanee as to the f rantage of lots.at the <br />street line, and in f inding that permitting the inelasion of"the said three <br />sublots would be eonsistent wifih fihe public health' safety and welfare of <br />the Village of Mayfield and its inhabitarets and woald seeuxe substantial <br />justiee to a11 persons coaeerned. as the result of which the Board of <br />Zoning.Appeals varied the requirements of the zoning.ordinanees insofar as
