<br />after the effective date of this Code shall
<br />comply with the provisions of this Code.
<br />1601.06 Application to BuildiruJs Under
<br />Construction
<br />Buildings under construction, for which per-
<br />mits were secured prior to the effective date
<br />of this Code, may be completed in conformity
<br />with such permits.
<br />1601.07 Applicmtion to Existing Buildings,
<br />(a) General. Except as otherwise specifi-
<br />cally provided, additions, alterations to build-
<br />ings or other structures shall comply with all
<br />the requirements for new buildings and struc-
<br />tures. When the provisions of this Code do
<br />not specifically require changes or alterations
<br />in existing buildings or other structures, build-
<br />ings and other structures lawfully existing,
<br />used, and occupied on the effective date of
<br />this Code, may be continued in such use or
<br />occupancy without change or alteration ex-
<br />cept as may hereafter be deemed necessary
<br />in the interests of public health, safety, or
<br />welf are. '
<br />(b) Change in Use or Occupancy. When
<br />the use or occupancy of a building or other
<br />structure is changed to one subject to more
<br />restrictive requirements, the entire building or
<br />other structure, or such portion of the build-
<br />ing or structure affected by such change in
<br />use or occupancy, shall be made to conform
<br />with such more restrictive requirements as
<br />they apply to new buildings and other new
<br />structures.
<br />(c) Additions. When an addition is made
<br />to an existing building or other structure
<br />which does not meet the construction re-
<br />quirements for new buildings and new struc-
<br />tures, an approved fire separation shall. be
<br />provided between such building . or other
<br />structure and the addition. `
<br />(d) Major Alterations and Repairs. When
<br />the cost, as defined in Section 1601.08, of
<br />alterations or repairs within any 2-year period
<br />exceeds 50 per cent of the value of an exist-
<br />ing building or other structure, such building
<br />or other structure shall be made to comply
<br />with the requirements for new buildings and
<br />other new structures.
<br />(e) Structural Alterations and . Repairs.
<br />Any alteration or repair to the structtiral
<br />portion of an existing building or other struc-
<br />ture shall be made in conformity with the
<br />requirements for new buildings and other new
<br />structures.
<br />(f )' Repairs to Roof Covering. Not,more
<br />than 25 per cent of the roof covering of any
<br />building or structure shall be replaced in any
<br />2-year period unless the entire roof covering
<br />is made to conform with the requirements for
<br />roof covering on new buildings and other
<br />structures.
<br />(g) Building Moved Into Municipalify.
<br />Buildings or other structures moved into or
<br />within the Municipality shall conform to the
<br />requirements for new construction in the loca-
<br />tion to which they are moved.
<br />1601.08 Establishing Proportionate Value of
<br />Destroyed Part, and of Ailditions,
<br />• Alterafions, and Repairs
<br />In determining the proportionate value of
<br />destroyed part of a building or other struc-
<br />ture, or of additions, alterations, or repairs
<br />made to a building. or otheT structure;. all
<br />parts, whether existing, new, or destroyed,, and
<br />including plumbing, heating and ventilating
<br />equipment, electrical wiring and equipment,
<br />and other necessary fixed equipment, shall
<br />be valued at costs current at the time of
<br />evaluation; provided, however, that parts
<br />which do not serve a required purpose such
<br />as decorative painting, molded or cast plaster
<br />decorations, and wall, floor, or ceiling finishes
<br />intended for comfort or enhancement, shall
<br />not be included in such evaluation.
<br />1601.09 Zoning
<br />No prbvision of this Code shall be inter-
<br />preted to modify or change any part of a
<br />zoning ordinance, rule or regulation of this
<br />Municipality.
<br />1601.10 Maintenance
<br />All buildings or structures, both existing
<br />and new, and all' parts thereof, shall be main-
<br />tained in a safe and sanitary condition. All
<br />devices or safeguards which are required in
<br />a building when erected, altered, or repaired,
<br />shall be maintained in good working order.
<br />The owner shall be responsible for the main-
<br />tenance of buildings and structures.
<br />1601.91 Materials and Methods of
<br />Cons4ruction -
<br />Nothing in this Code shall be construed to
<br />prevent the use of any material or method of
<br />construction, if upon presentation of plans,
<br />specifications, methods of analysis, test data
<br />or other essential information to the Building
<br />Official by the applicant, the Building Official
<br />is satisfied that the proposed material or
<br />method of construction conforms with the
<br />intent of this Code.
<br />1601.12 Severability
<br />Each Section of this Regional Building
<br />Code and each part of such Section, are de-
<br />clared to be independent Sections and parts
