planned and duly approved future street, or <br />planned street widening, and it shall be construed <br />to encourage larger parcels for each development <br />so as to provide space for expansion of main and <br />accessory uses. <br />Tf a subdivision of not less than 50 acres is <br />planned and submitted for approval as provided in <br />subsection 30.9 of this Section, the lot areas <br />set forth in the above schedule may be construed <br />as average lot areas and up to 20 per cent of <br />the lots may be less than the minimum area set <br />forth, provided all other regulations are complied <br />with. <br />The lot width, shall be the minimum distance any <br />lot abuts a street line and the average width of <br />any lot, and it shall be construed to encourage <br />wider lots for each development. <br />The lot coverage shall be the maximum percentage <br />the total ground floor area of all the buildings <br />that covers any lot, and it shall be construed to <br />encourage lower coverage initially so that the <br />establishment may expand. <br />,~ The landscaped areas shall be the minimum percent- <br />age of that part of any lot which is not covered <br />by the buildings, parking areas, driveways, <br />swimming pool or similar permitted outdoor use, <br />and, it shall be construed that it may be neces- <br />sary t o further increase the landscaped areas in <br />providing the yards required under subsection 30.5. <br />The landscaped areas shall be developed and main- <br />tained as lawns along with trees and shrubs, or <br />maintained in an orderly natural state. <br />Motel development. The lot area occupied by a <br />motel shall be not less than set forth in the <br />aforesaid schedule, or not less than 1000 square <br />feet of lot area for each lodging unit, whichever <br />is the greater . Each lodging unit s ha 11 be <br />comprised of at least 275 square feet of floor <br />area; shall not contain mare than two sleeping <br />rooms, and shall not contain cooking facilities. <br />_$_ <br />
