<br />AN ORDINANCE TO AMEND ORDINANCE N0. 159, THE ZONING
<br />ORDINANCE OF THE VILLAGE OF MAYFIiLD, BY ADDING SECTION
<br />30, CREATING MOTORIST SERVICE DISTRICT, OFFICE-LABORATORY
<br />DISTRICT, AND PRODUCTION-DISTRIBUTION DISTRICT.

<br />BE IT ORDAINED BY THE COUNCIL OF THE VILLAGE OF HAYFIELD, CUYAHOGA
<br />COUNTY OHIO, THAT:
<br />WHEREAS, this Council finds that Ordinance No. 159, entitled:
<br />"An Ordinance Establishing a Zone Plan Regulating the Location of
<br />Trades, Industries, Apartment Houses, Two-Family Houses and Other
<br />Uses of Property, the Height of Buildings, the Area and Dimensions
<br />of Lots and of Yards and the Alignment of Buildings Near Street
<br />Frontages", as amended from time to time, contains certain Use
<br />Districts; and
<br />WHEREAS, Council finds that a large amount of land in the
<br />Village has never been used for any of the uses hitherto authorized,
<br />because of the location, extreme depth, and lack of utilities and
<br />highways in the vicinity of said land; and
<br />WHEREe`~S, Council further finds that a limited access freeway,
<br />running in a general Northerly and Southerly direction through the
<br />Village, is in the process of construction and will present an
<br />opportunity for uses of land (not hitherto authorized) for T~Iotorist
<br />Service, Office-Laboratory uses, and Production-Distribution uses,
<br />as hereinafter defined, and such uses will be conducive to the
<br />public health, peace, safety, comfort, prosperity, convenience and
<br />general welfare, ti~till provide more profitable uses for the owners
<br />of land, will provide added and needed tax revenues for the Village,
<br />enabling it to carry on needed functions, and will not substantially
<br />injure any other property in the Village or the use thereof; and
<br />WI-TEREAS, Council finds that this amending ordinance has been
<br />submitted to the Village Planning & Zoning Commission for approval,
<br />disapproval, or suggestions, and that said Commission has allowed
<br />a reasonable time for consideration and report, and has approved
<br />the same in the form herein set forth, and that a public hearing
<br />has been had thereon, and notice of such hearing given in the
<br />manner provided by law.
<br />NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE VILLAGE
<br />OF HAYFIELD, COUPdTY OF CUYAHOGA, AND STATE OI' OHIO THAT:
<br />Sec. 1. Said Ordinance No. 159, known as the Zoning
<br />Ordinance of the Village of Mayfield, is hereby amended by adding
<br />Section 30, which shall read as follows:
