The length of a building, for the purposes of these formulae <br />shall be construed as the length of the portion of building A from <br />which lines drawn perpendicular to the face of such wall, or walls, <br />will intersect any wall of opposite building B, or intersect the lot <br />line in the case of a yard aleng;side or rear lot line. In cases where <br />lines drawn perpendicular from the face of any wall of one building <br />will not intersect the face of any wall of another building, where <br />diagonal but not opposite, the minimum horizontal distance between <br />such buildings shall be not less than one-half the combined height of <br />the two buildings. Informal and oblique arrangements of buildings, <br />conformance to topographic features, coordination with natural features <br />creating variety in the bulk and shape of buildings, and open space and <br />landscaped features are encouraged. The minimum distances from any <br />apartment house to detached garage buildings, driveways, walks, and <br />recreation areas and from these accessory uses to lot lines, shall be <br />determined by the following schedule: <br />Schedule of Distances from Apartment Buildings to Accessory Uses. <br />The minimum distances from any .apartment house to parking areas, <br />detached garage buildings, driveways, walks and recreation areas and to <br />the lot line, as set forth herein, shall be determined by the following <br />schedule: <br />Minimum Distance <br />From Apartment House From I,ot Line <br />Accessory Uses (Ft) (Ft) . <br />Detached Garages & parking areas 25 15 <br />Driveways <br />30 * 10 <br />Walks 15 10 <br />Recreation Axeas ( active play) 40 15 <br />* except at building entrances.°' <br />The above formulae and schedule are intended as design criteria . <br />to be applied with professional skill to produce the optimum development <br />for the lot in relation to the surrounding conditions. In the review <br />of the preliminary development plans, the Planning and Zoning Commission <br />may approve certain adjustments to the above formulae and schedule as <br />may be deemed advisable by the Commission in order to conf orm with the <br />topographic and natural features and other conditions prevailing in the <br />neighborhood. <br />Sec. 10. Section 17 of said Ordinance No. 159 is hereby amended to <br />read as follows: <br />
