.~ adjoining land owneir,.and agreeing to restrict .,the uses-and area coverage of the production-distribution zoned portion of"the subject property, the Village of,Mayfield"by ordinance will rezone the property:. as described in Exhibit B'to permit the reasonable use of the.subject.property for production-distribution .purposes and by waiving certain building and park- ing setback requirements and area coverage limitations. 2. Single-family zoning will remain on the 867 feet of SOM 'Center Road frontage of"the subject property from the centerline of,SOM Center to a line 200.feet west of and parallel to that centerline. A`legal description of the land to remain zoned single-family is attached hereto as Exhibit A. 3. The owners will grant and record a deed restriction requiring the SOM Center Road frontage, as described in Exhibit A,'to remain in the single- family zoning classification of the village. . 4. The' single-:»family zoned property fronting on:_.Som Center Road, as described',n.Exhibit A, shall be subdivided. into single-family lots and the plat: 'filed, fpr record purposes :. '"".: ~ • . 5. In consideration of_the above, the remainder of the 14.06 acres of the subject property shall be zoned production-distribution with special ,set back lines and ,land coverage regulations. A legal description of the land to be zoned production- distribution is attached hereto as Exhibit B~.- 6. There will be no ingress or egress to or from the production-distribution " zoned property, as described in Exhibit B "from SOM Center Road, except that plaintiff Patterson and defendants Hejcl, who now.have single-family houses and"driveways entering "'from SOM~" Center Road shall continue to`be entitled to use the driveways as long as their property is used for"single-family purposes. 7. Irrespective of other Mayfield -9-
