gg Residential Districts 1157.05 <br />(b) Accessory Uses. The following accessory uses and~~buildings are permitted in <br />a U-3AA Restricted Multi-story Apartment House District: <br />(1) Within a main building, the office of a surgeon, physician, clergyman, <br />lawyer, architect, engineer or similar professional person residing <br />in such main building and employing in such office a limited number of <br />nonresident office or laboratory assistants provided no sign or other <br />outward evidence of the occupation is displayed on the premises. <br />(2) Parking garages and parking spaces for the occupants of the premises, <br />their guests and employees. <br />(3) Any other accessory use customarily incident to a use in a residence district <br />including but not limited to service and maintenance facilities for buildings, <br />grounds and occupants, their guests and employees. <br />(4) Recreational and community facilities for the benefit of residents. <br />(5) Adequate storage facilities shall be provided. <br />(6) Private clubs whose membership is limited to residents of the building <br />and which is operated for the benefit of members only. Nothing shall <br />prohibit members from extending guest privileges to their relatives and <br />friends. <br />(c) Required Garage and Parking Space. <br />(1) Garage parking space to accommodate two motor vehicles for each apart- <br />ment of two or more bedrooms and one space for each of all other apart- <br />ments. Exterior or garage parking shall be provided for guests and <br />employees equal to twenty-five percent of the required tenant parking. No <br />space in a driveway shall be considered a parking space. <br />(2) All driveways and parking spaces shall be smoothly graded, hard surfaced <br />and adequately drained. <br />(3) Adequate facilities for loading or unloading and for service and mainten- <br />ance shall be provided in each main building. <br />(d) Height Limit. The minimum height of any main building in a Class U-3AA <br />District shall be 120 feet. There shall be no other height limitation provided the building <br />conforms to minimum yard and land coverage restrictions. <br />(e) Site Planning Restrictions. There shall be no less than 150 feet between all main <br />buildings constructed in a Class U-3AA District. On properties divided by municipal <br />boundary lines the area of the entire property lying within both municipalities may be used <br />in computing the percentage of coverage. <br />The property for each Multi-story apartment development within a Class U-3AA <br />District shall have a minimum area of seven acres. <br />(f) Area Requirements. <br />(1) No tower building including garage facilities shall exceed a maximum coverage <br />of twenty-five percent of the lot area. <br />(2) Parking space for each motor vehicle including access and structural supports <br />shall have a minimum area of 270 square feet, there being no limitation in <br />the number of motor vehicles permitted. <br />
