ORDINANCE N0. 89-32 <br />Page -11- <br />In addition, the basic golf course facility (as hereinafter defined) <br />shall contain land which can be developed as a parking area or areas contain- <br />ing a minimum of two hundred fifty (250) guest parking spaces. "Basic golf <br />course facility" shall mean: <br />(a) An eighteen (18) hold golf course; <br />(b) A twenty-five (25) tee practice range; <br />(c) A club house building not greater than ten thousand (10,000) <br />square feet in area containing such amenities as locker rooms, <br />pro-shop, ticket,shop, snackbar and restaurant; and <br />(d) Not more than two (2) tennis courts. <br />In the event that the developer or operator of the golf course desires to <br />expand the basic golf course facility beyond the standards set forth above, <br />the Commission shall determine whether or not the number of parking spaces <br />available to serve the basic golf course facility, as expanded, will be <br />adequate, in the Commission's reasonable judgment, to meet tHe parking needs <br />of the basic golf course facility, as expanded. In the even that the Gommis- <br />sion determines that the parking will be inadequate, the Commission may deny <br />the developer or operator permission to expand the basic golf course facility <br />and such expansion may not be implemented. The basic golf course facility <br />does not include the recreational facilities to be owned, operated and main- <br />tained by the Homeowners' Association pursuant to Section 1159.04(c)(2). The <br />adequacy of parking with respect to such facilities shall be determined by the <br />Commission in connection with its review and approval of the site plan for <br />such facilities. <br />1159.09 PLANNING PROCEDURES FOR DEVELOPMENT OF A RECREATION AND <br />RESIDENTIAL DEVELOPMENT. <br />The following procedures shall govern the planning for the development of <br />a any land which has been zoned as a Recreation and Residential Development <br />District: <br />(a) Development Plan. After an area is zoned as an R& R District, <br />the developer shall prepare and submit to the planning and <br />Zoning Commission a development plan for the R& R District and <br />supporting documentation, in accordance with Section 1159.10. <br />The development plan shall be reviewed and approved in accor- <br />dance with Section 1159.11. <br />(b) Site Plans. After approval of the development plan, the <br />developer may proceed with the preparation of site plans for <br />specific areas of the R& R District, including both residen-
