M.V. ORDINANCE N0. 89-32 <br />Page -4- <br />(a) Main Buildings and Uses. <br />(1) Residential Areas. <br />A. Any area or areas within the R& R District may be <br />used for one-fatnily dwellings permitted in accordance <br />with Section 1157.01 of the Planning and Zoning Code <br />of the Village of Mayfield. <br />B. Detached single family cluster dwellings. <br />C. Attached single family cluster dwellings. <br />(2) Accessory Buildings and Uses. <br />(1) Enclosed garages and open parking areas for the use of <br />guests of the occupants of single family cluster units. <br />(2) Fences, walks, pools, restrooms, clubhouses. <br />(3) Maintenance facilities for golf courses. <br />(4) Signs. <br />1159.04 SPECIAL PROVISIONS GOVERNING RECREATION AND RESIDENTIAL <br />DEVELOPMENT DISTRICTS. <br />Because of the special characteristics of a Recreation and Residential <br />Development (R & R) District, special provisions governing the development of <br />land for this purpose are required. The provisions of this chapter shall be <br />controlling over any inconsistent or different requirements or provisions of <br />all other sections of the Mayfield Village Planning and Zoning Code and <br />Subdivision Regulations. The following Special provisions shall apply, to <br />wit: <br />(a) Minimum Proiect Area. In order to qualify for an R& R <br />District, there shall be a minimum of not less than 200 areas <br />of contiguous land initially under common ownership. <br />(b) Maximum Prolect Density. The overall maximum density within the <br />R& R District shall be two and three-quarters (2.75) dwelling <br />units per acre. In the computations of the total number of <br />dwelling units to be created in the residential areas of the R <br />& R District, the total acreage of the R& R District, includ- <br />ing recreation areas located within the R& R District, shall <br />be used.
