Section G. General Criteria of Evaluation. <br />(a) In determining whether or not to establish a <br />Planned Development District within an area of the Village, <br />and in reviewing any plans for the development of such a <br />district, the Council and Planning and Zoning Commission <br />shall take into consideration the effect the existence of <br />such a district, as well as its proposed development, shall <br />have upon the area proposed to be included within said district, <br />the Village, and upon properties in the surrounding vicinity <br />especially in relation to population density, population <br />trends, housing types, traffic problems and their relation <br />to public safety, the availability and provision for essen- <br />tial services, particularly taater and sewage disposal, the <br />presence of open space to proviae adequate light, air, a1tCi <br />sound barriers; as well as recreational facilities, unique <br />topography, drainage and soil conditions, unique scenic <br />features of a particular parcel under consideration and <br />the health, safety and caelfare of the citizens of the area, <br />the vicinity, the Village and surrounding communities. <br />Section 7. Application for Tentative Approval - The <br />General Plan. <br />(a) The Village Planning and Zoning Commission and <br />Council may ma}:e such written general rules regarding general <br />.procedure and form of applications as it may determine, pro- <br />vided they are not inconsistent herewith. <br />-10- <br />
