<br />of public or private streets or highways (other than <br />limited access highways), electrical transmission lines, <br />transmission pipes or other rights-of way (in fee or by <br />easement) within any area shall not prohibit the land from <br />being deemed contiguous. <br />(c) A Planned Development District shall not cause the <br />extension or enlargement of sanitary sewers, storm and surface <br />•drainage systems, or other utilities systems or installations <br />in a manner, form, character, location, degree, scale or <br />timing which will result in higher net public costs or earlier <br />incursion of public costs than would development in a manner <br />othervrise permitted under existing zoning for the area. <br />(d) A Planned lleveiopmenc D15trCt shall be i~La~~G, <br />designed and scaled so that access for public services would <br />be equivalent to, and net cost for such services would not be <br />greater than, the access and net costs for public services <br />if the area was developed in a manner permitted under existing <br />zoning. <br />(e) In a Planned Development District, one or more of the <br />following uses are permitted subject to the area, size, density <br />and other provisions set forth in this Ordinance: <br />~" a. Detached single-family dwellings; <br />b. Attached single-family dwellings; <br />c. Any recreational use not for profit or private <br />interests. <br />-8- <br />
