LEASE AGREEMENT <br />This Lease Agreement is made and entered into at Mayfield Village, Ohio this"2' <br />day of 1'.~A~.Y , 2008, by and between the VILLAGE OF MAYFIELD, whose <br />mailing address is 6622 WILSON MILLS ROAD, MAYFIELD VILLAGE,.OHIO 44143, <br />{hereinafter called "LESSOR"), and Hugh Shannon and Michelle Shannon, whose <br />mailing address is 470 S.O.M. Center Road, Mayfield Village, Ohio 44143, <br />("hereinafter called "LESSEE"). <br />WITNESSETH: <br />PREMISES. That LESSOR does hereby let and lease unto LESSEE, the <br />premises, (hereinafter referred to as the "PREMISES"), located at 470 S.O.M. <br />Center Road, Mayfield Village, Ohio 44143. <br />2. TERM. The parties agree that this Lease Agreement steal! be for one year (July <br />1, 2007 -June 30, 2008) and renewable thereafter on amonth-#o-month basis, <br />as agreed upon in writing by Lessee and Lessor, unless terminated earlier by <br />either Lessee or Lessor upon aforty-five {45} day written notice to the LESSEE, <br />under any circumstances and for any reason. <br />3. RENT. LESSEE hereby covenants and agrees to pay LESSOR, without <br />demand, at its office or such other place as LESSOR may from time to time <br />designate, as ren# for the premises during the continuance of the Lease, the sum <br />of One Thousand Dollars {$1,000.00}; in advance on the first day of each and <br />. every calendar month, subject to any adjustments in additional rent pursuant to <br />provisions 6 and 9 set forth herein; and in accordance with the provisions of <br />Paragraph 10. <br />LESSEE acknowledges that no rent has been paid as of the date of the signing <br />of this agreement although LESSEE has occupied the premises since on or <br />about July 1, 2007. Therefore, until the rent arrearage has been paid in full, <br />LESSEE agrees to pay double rent at the rate set forth above and pursuant to <br />the terms of this Lease Agreement to LESSOR beginning March 1, 2008. <br />LESSEE shall pay for its own gas, heat, electrical current, as well as telephone <br />service, cable services and lawn maintenance. <br />LESSOR will provide for water and sewer, and snow removal. <br />EXHIBIT "A" <br />
