23. LEASE INURES TO BENEFIT OF ASSIGNEES. The Lease and all the <br />covenants, provisions and conditions herein contained shall inure to the benefit <br />of and be binding upon the heirs, personal representatives, successors and <br />assigns respectively of the parties hereto, provided, however, that no assignment <br />by, from, through or under LESSEE in violation of the provisions hereof shall vest <br />in the assigns any right, title or interests whatever. <br />24. QUIET ENJOYMENT. LESSOR hereby covenants and agrees that if LESSEE <br />shall perform all the covenants and agreements herein stipulated to be <br />performed on LESSEE'S part, LESSEE shall at all times during the terms of the <br />Lease hereof have the peaceable and quiet enjoyment and possession of the <br />premises. <br />25. INTERPRETATION. <br />A. Wherever either the word "LESSOR" or "LESSEE" is used in this Lease, <br />it shall be considered as meaning "LESSOR" or "LESSEE" respectively, <br />wherever the context permits or requires, and when the singular and/or <br />neuter pronouns are used herein, the same shall be construed as <br />including all persons and corporations designated respectively as <br />LESSOR or LESSEE in the heading of this instrument wherever the <br />context requires. <br />B. If any clause, sentence, paragraph, or part of this Lease shall for any <br />reason be adjudged by any court of competent jurisdiction to be invalid, <br />such judgment shall not affect, impair or invalidate the remainder of this <br />Lease, but be confined in its operation to the clause,. sentence, paragraph <br />or parts thereof directly involved in the controversy in which such <br />judgment shall have been rendered, and in all other respects said Lease <br />shall continue in full force and effect. <br />26. ENTIRE AGREEMENT. This Lease contains the entire agreement between the <br />parties, and any executory agreement hereafter made shall be ineffective to <br />change, modify, or discharge in whole or in part unless such executory <br />agreement is in writing and signed by the party against whom enforcement of the <br />change modification or discharge is sought. <br />27. HEADINGS. The headings have been inserted only as a matter of convenience <br />and for reference and in no way define, limit or describe the scope or intent of <br />this Lease or in any way affect this Lease. <br />28. COMMISSIONS. LESSOR and LESSEE acknowledge that neither is <br />represented by a real estate broker or agent in this transaction, and as such, no <br />fees or commissions are due. <br />
