<br />3.4.7 Yroviding services to verify [he accuracy of dran,ings or
<br />other informacion furnished by the Owner.
<br />3.4.8 Providing coordination of construciion performed by
<br />separate contractors or b}• the Owner's own forces and coordi-
<br />nation oP services required in connection with constnicrion
<br />performed and equipment supplied by the Owner.
<br />3.4.9 Providing services in connection wich the ryork of a con-
<br />struction manager or separate consultants recained by the
<br />OR•ner. 3.4.70 Providing detailed escimares of Coilstruction Cos(.
<br />3.4.11 Providing detailed quantity surveys or inventories of
<br />material, equipment and labor.
<br />3.4.12 Yroviding analyses of owning and operacing cos[s.
<br />3.4.73 Providing interior design and other simifar services
<br />required for or in connection with the seleccion, procurement
<br />or installacion of furniture, furnishings and refa[ed equipment.
<br />3.4.14 Providing sen•ices for planning tenant or rental spaces.
<br />3.4.15 M:iking investigations, uiventories of materials or equip-
<br />ment, or valuations and detailed appraisals of e:cisting facilities.
<br />3.4.16 Prepnring a set of reproducible record drawings show-
<br />ing significair'ilchanges in the Work made during construction
<br />b:ised on marked-up prints, drawings and other data furnished
<br />by the Contracror to the Archicect.
<br />3.4.17 Providing assistance in the utilization of equipmen[ or
<br />systems such as testing, adjusting and balancing, preparation oF
<br />operation and maintenance manuals, training personnel for
<br />operation and maintenance, and consultation during operation.
<br />3.4.18 Providing services after issuance to the Owner of the
<br />fina] Certifica[e for Payment, or in the absence of a final Cer-
<br />tiFicate for Payment, more Lhan 60 days after the date of Sub-
<br />stancial Completion of the Work.
<br />3.4.19 Providing services of consultants for other than archi-
<br />tectural, structural, mechanical and electrical engitleering por-
<br />tions of the Project provided as a part oF Basic Services.
<br />3.4.20 Providing any other services not othernise included in
<br />this Agreement or not customarily fiu•nished in accordance
<br />,vich generall), accepted architectur:il practice.
<br />ARTICLE 4
<br />OWNER'S RESPONSIBILITIES
<br />4.1 The Owner shall provide full information regarding
<br />requiremen[s for the Project, including :i program which shall
<br />set forth cHe•Owner's objectives, schedule, constraints and cri-
<br />teria, indud.9g,., space requirements and relationships, fle3ti-
<br />biliry, exy_? special equipment, systerris and si[e
<br />J..
<br />requireme?
<br />4.2 The Otvner shall establish and update an overall budget for the Project, including the Conscrucrion Cos[, the Owner's other
<br />costs and re?Lsonable contingencies related to all of these costs.
<br />4.3 If requested by the Archicect, the Owner shall hirnish evi-
<br />dence that Financial arrangements have been made ro fiilfill the
<br />On•ner's obfigations under this Agreement.
<br />4.4 The Owner shall designate a representative authorized ro
<br />act on the Owner's behalf with respect to the Project. The
<br />Owner or such au[horized represencacive shall render decisions
<br />in a time]y manner pertaining ro documents submitted by the
<br />Architec[ in order to avoid unreasonable delay in the orderly
<br />and sequential progress of the Architecc's services.
<br />4.5 The Owner shall furnish surveys describing physical
<br />characteristics, legal lu»itations and utility locatioris for the site
<br />of che Project, and a written ]egal descripcion of the site. The
<br />sun-eys and legal information sh:ilf include, as applicable;
<br />grades and lines of screets, alleys, pavements and adjoining
<br />propercy and s1ructures; adjacent drainage; rights-of-way,
<br />restrictions, easements, encroachments, zoning, deed restric-
<br />tions, boundaries and contours of the site; locations, dimen-
<br />sions and necessary data pertaining to exisring buildings, other
<br />improvements and trees; and information concerning available
<br />utilitt• services and lines, both public and private, above and
<br />below grade, including inverts and depths. All the information
<br />on the survey shall be referenced ro a project benchmarh.
<br />4.6 The Owner shall furnish the services of geotechnical engi-
<br />neers n-hen such services are requested by the ArchirecC. Such
<br />sen-ic:s ma}, include but are noc limiied co test borings, test
<br />pits; determinations of soil bearing values, percola[ion tests,
<br />evaluazions of hazardous macerials, ground corrosion and resis-
<br />tivin- iests, including necessary operations for anticipacing sub-
<br />soil condi[ions, wi[h reports and appropriace professional
<br />recom_mendations.
<br />4.6.1 The O,%vner shall furnish che services of other consul-
<br />tants %,: hen such services are reasonably required b}r the scope
<br />of che Project and are requested by the rlrchirect.
<br />4.7 Tne O'vvner shall furnisli slruccural, mechanical, chemical,
<br />air and %vater pollution tests, tests for hazardous materials, and
<br />other laboracory and environmental tests, inspections and
<br />repor-s required by law or the Contract Documents.
<br />4.8 i ne Owner shall furnish all legal, accounting and insurance
<br />coun..eling services as ma), be necessary at any cime for the
<br />Projecz, including auditing sen•ices the Owner may require to
<br />verifv the Contractor's Applications For Payment or ro ascertain
<br />hoR• or for what purposes the Contrac[or has used the money
<br />p:ud b.- or on behalf of the On•ner.
<br />4.9 "Fine services, information, surveys and reports required by
<br />Paragraohs 4.5 through 4.8 shall be furnished at the Owner's
<br />expense, and the Architect shall be entitled ro rely upon the
<br />accuracy :uid completeness thereof.
<br />4.10 ?rompt written notice shall be given by the Owner to the
<br />Archiitct if the Owner becomes aware of any faulc or defecc in
<br />the Projeci or nonconformance with the Con[racc Documents.
<br />4.11 The proposed language of certificates or certifications
<br />requc-sted of the Archi[ect or Archi[ecc's consultants shall be
<br />submiited to the Architect for reyiew and approval ac least 14
<br />days prior to execution. The Owner shall not request certifica-
<br />tions ehat would require hnowledge or services beyond the
<br />scope of this Agreement.
